Royalston is comprised of 310 residential properties encompassing five villages, namely: Salisbury, Kipling, Canterbury, Livingstone and Winchester. It also includes the Royalston Hotel, Frail Care Centre, Wildlife and Education centre, 4.5 Ha Dog Park, the existing and well renowned Lake De La Vie Wedding and Conference Facility and the remaining 90% of the property being designated as the Royalston Nature Reserve.

Large game include herds of Zebra, Giraffe, Wildebeest, Impala, Waterbuck, Lechwe, Reebuck, Springbuck, Bushpig, Aaardvark, Eland, Bushbuck, Nyala and the Sable Antelope, Royalston’s ambassador and emblem inspiration. Predators include the Black Backed Jackal whose mesmerising cries can be heard as the sun sets, the Lynx, Gennet Cat and Cape Fox. The sound management and preservation of this reserve forms the basis upon which the Royalston lifestyle is derived, where the development ensures the sustainability and longevity of this pristine area. The intimate relationship between the natural ecosystems and the residents will be woven into every aspect of day to day life at Royalston, allowing for a wholesome and nourishing life for both young and old.
Our natural look and feel
Royalston will carry an architectural guideline that will allow for homes to carry an essence of the grand Colonial homes of yesteryear. Sandstone and / or natural earth paint finished walls will be encouraged, with roof finishes to suit, be it thatch, Victorian sheeting or Marley tile. Large colonial sash windows, wooden concertina doors opening onto entertainment areas, sandstone patios, open wooden beams, grand pillars and high ceilings. The design style is set to compliment the natural surrounds, with a relatively low visual impact and a timeless classic look.
The architectural guideline provides an opportunity for the homeowner to have their own interpretation and design of their home.
A world of eco-delight and activities for all
At Royalston there is something for everyone.
Residents and their guests will have access to the designated walking trails through the reserve for the passionate game or bird lover. These trails will be further complemented by game hides and picnic areas throughout the reserve. They will be able to make use of the VIP section at the hotel reserved for homeowners, be it for a Saturday rugby game or homeowners’ meeting. Residents will also have the opportunity to book a game drive or forest walk with one of the Game Rangers at a reduced rate through the Royalston Hotel, another benefit only available to residents. Access to the lake will be kept to a minimum for the sake of the birds and animals frequenting the shores, however fishing and picnic events will be held privately for homeowners. Exciting opportunities will arise from the annual capture of surplus game in the reserve and the arrival of enchanting new animals at the Wildlife and Education Centre. The 4.5 Ha dog park will not only provide a safe zone for supervised walking of dogs but will also facilitate an area for children to safely play.
Alternatively residents may choose to simply relax at home and enjoy the natural surrounds without having to set foot off their property.
Infrastructure to suite the environment
Full construction will commence in 2012 at Royalston with the services scheduled for completion 18 months from commencement. Residents will be encouraged to make use of the approved solar panels, grey water systems, rain harvesting and other more eco-sensitive systems in the development. Royalston does however have full services, municipal water supply, electrical supply, full internal sewer reticulation and sewer plant, Telkom supply, stormwater control and paved roads. All services will be underground to avoid non-aesthetic overhead services. The sewer plant allows for all grey water to be re-used for irrigation on site, further avoiding the repercussions of soak-away systems and water wastage. The main gatehouse carries a two lane resident entrance both into and out of the estate, with a service entrance for larger vehicles. The gatehouse will have 24 hour security control with response teams available to the development. All external electrified game fences will be patrolled on rotational shifts of 3 hours and further monitored by break alarms.
Homeowners may install private alarms supplied by the development’s appointed security company. All other general household and maintenance services will be covered by the levies and managed by the on-site Royalston operations management team at the control offices.
The price for a little piece of magic
Individual plot prices will be available post-launch 2012. Individual plots will be available from R590 000.00 upwards all inclusive. These plots are freehold and vary in size from 850 m2 to 1800 m2 with an average plot property size of 1300 m2. Plot, plan and build purchase options will also be made available post launch with discount benefits applicable. Plots are zoned Res 1 and fully serviced. Plot prices are scaled according to key factors such as size, view, traffic impact, wildlife activity etc.

The residential component of Royalston is made up of 5 villages, all interlinked by the main internal road system. Each village carries a unique trait in situation, plot sizes, views and the like, catering for all tastes and levels of affordability. The villages are know as: Salisbury (Village 1) comprised of 81 plots, situated within the lower catchments along the sea view stream and amongst several dams, Kipling (Village 2) comprised of 44 plots, situated along the opposite side of the sea view stream, Canterbury (Village 3) comprised of 86 plots, situated between open plains and a natural cut off drainage area with views down the lake farm valley, Livingstone (Village 4) comprised of 86 plots, located across to rolling valley’s both north facing surrounded by pristine forest nodes, Winchester (Village 5), comprised of 13 plots, located on south facing slopes with views of the Indian Ocean across open valleys.
The Royalston Hotel, Wildlife Centre, Frail Care Centre and Lake de la Vie Wedding and Conference Facility are privately owned entities forming part of Royalston, adding to its value, and forming part of the Royalston community. These entities further complement the development and provide sustainability to the area and Royalston’s Private Reserve, without negatively impacting the residential communities.
