Development Finance
New Zealand Mortgages & Securities (NZMS) provide first and second mortgage property development finance for land subdivisions, multi-unit house construction, apartments, commercial and industrial buildings, marinas and other special purpose assets including hotels and retirement complexes. We are often able to provide property development finance with no presale or preleasing requirements. When an experienced developer is able to lock in a sufficient percentage of the project sub trade, we are often able to fund without a fixed-price Head Contractor. Some recent (2013) developments financed by NZMS include the luxury residential waterfront redevelopment of the Masonic Tavern, Devonport; pre-development cost finance for the proposed 180 unit apartment complex known as Sugartree at Nelson and Union Streets, Auckland City; the retail conversion for Coffee Club, Mexicali, Tank Juice, Snap Fitness and others at 32 Constellation Drive, Rosedale and a $7 million land subdivision at Riverhead. Due to our strong development experience, NZMS is often able to provide development loan finance approvals within hours rather than days or weeks.
Bank Finance - Brokering
New Zealand Mortgages & Securities has unrivaled expertise with arranging development finance encompassing all types of property development including residential development, apartment development, commercial and retail development projects, land subdivision and master planned communities. We have completed residential financing transactions ranging from single house construction through projects like the 124 apartment Mon Desir complex in Takapuna and the 144 Silo Apartments at Shortland Street.
Commercially we have secured syndicated financing of the $250 million, 30,000 sqm, 4 building, 5 Green Star Certified, Telecom Place development in Auckland. We secured bank finance for the 19,000 sqm, $135 million (now value) Lumley Building on Shortland Street; one of Auckland’s few Premium Grade office towers. Our more recent (2013) projects include the 114 lot Raceway Estates subdivision within the “Addison” Takanini zone.
Some of the recent (2013) property purchases NZMS has assisted with include the $71 million purchase of the North Shore City Council Building in Takapuna; $25 million purchase of a retail centre at 1 Wagener Place, St Lukes; the $63 million purchase of the GHD Centre at 27 Napier Street, Auckland and the $23 million purchase of Courier Post House at 151 Victoria Street West, Auckland. We also recently secured $155 million of bank finance approvals for a European investor group. On NZ$20million+ well geared investment loans we are regularly securing finance at 4.49% floating through to 5.49% fixed for 5 years, we work on ‘fully fixed’ all up rates – with no variable bank liquidity margins.
